Inkwood Reserve is a private log cabin on five wooded acres in Livingston Manor, New York, in Sullivan County in the western Catskills. You book the whole cabin: four bedrooms, two bathrooms, and room for eight guests. It has a hot tub, a sauna, and an outdoor shower, and a private dock with two kayaks a five-minute walk through the trees. Check-in is from 4 pm and check-out is by 10 am. Up to two dogs are welcome, and the cabin is smoke-free. New York City is about two hours away.

What is Inkwood Reserve?
A private log cabin on five wooded acres in Livingston Manor, New York, in the western Catskills. You book the whole cabin: four bedrooms, two bathrooms, and room for eight.
What beds are in the four bedrooms?
Two kings, one queen and two twins. The Sunrise Suite and the New York Heritage Room each have a king, the Angler's Den has a queen, and the Loft has two twins. Every bed has a premium Helix mattress.
What amenities does the cabin have?
Everything for a group of eight. Outside: a hot tub, a sauna, an outdoor shower, two fire pits, a grill, a patio, and a private dock with two kayaks and life jackets. Inside: a full kitchen, WiFi, heating, air conditioning and a smart TV, plus free parking.
Is the kitchen set up for real cooking?
Yes. It is a full-sized kitchen stocked for cooking, and there is an outdoor grill on the patio.
Does the cabin have air conditioning and heating?
Yes, both. The cabin is comfortable in every season.
Is there a washer and dryer?
Yes. There is a stacked washer and dryer in the cabin, with detergent provided, which helps on longer stays.
Is there an EV charger?
Yes. There is an electric vehicle charger at the cabin's parking area.
Is the cabin set up for families with young children?
Yes. There is a pack-and-play, a high chair and other baby gear, plus toys and board games, and the Loft's two twin beds suit older kids.

What time is check-in and check-out?
Check-in is from 4 pm and check-out is by 10 am. Arrival details, the door code and directions are sent before your stay.
What is the maximum number of guests?
Eight guests. The limit is firm, and it matches the four bedrooms.
Is smoking allowed?
No. Inkwood Reserve is smoke-free.
Can we host a party or an event at the cabin?
No. Inkwood Reserve is booked for overnight stays of up to eight guests only, with no events, parties or day guests.
Is there parking?
Yes. Parking at the cabin is free.
Where do I find the cancellation policy?
The cancellation terms are shown in the booking form and in the rental agreement, so you can read them before you pay.
Dogs, the lake & the outdoors
Are dogs allowed, and is the land fenced?
Yes, up to two dogs are welcome. The five acres are not fenced, so dogs stay supervised outdoors.
How close is the cabin to the lake?
About a five-minute walk. Inkwood Reserve has private lake access, not a lakefront lot: a private dock with two kayaks sits at the end of a short trail through the trees, and life jackets are included.
Can we fish?
Yes. Guests can fish, and the Willowemoc and Beaverkill trout streams are close by. Anyone 16 or older needs a New York State freshwater fishing license.
Can we have a campfire?
Yes, in the two fire pits. The propane pit seats eight and the wood-burning pit seats four.
Can we use the hot tub and sauna in winter?
Yes. They run in every season, and the cold months are when the sauna and hot tub are at their best.
