Inkwood Reserve is a private log cabin on five wooded acres in Livingston Manor, New York, in Sullivan County in the western Catskills. It sleeps eight across four themed bedrooms and two bathrooms, with a hot tub, a sauna, an outdoor shower, two fire pits, and a private dock with two kayaks a five-minute walk through the trees. Who runs Inkwood Reserve
Inkwood Reserve is independently owned and run by Penrose Collective, a small hospitality company that operates a handful of distinctive stays. We are not a management platform or a call center. The same small team that set up the cabin answers your messages, sends your arrival details, and is reachable during your stay.
We host as Superhosts on Airbnb, and we run this website so guests can book the cabin direct, without platform guest fees, and talk to us from the first message.

Why we built a direct-booking site
Listing sites are good at helping people discover a cabin, and we are grateful for the guests they send. They are less good at letting a host explain a place properly. This site lets us show every room, describe the walk to the dock honestly, publish the house rules in plain language, and answer questions before you commit. It also lets you book the same cabin without the platform guest fees that are added at checkout elsewhere. Past guests who come back book here, and many of them now plan their next Catskills weekend with us directly.
What we promise, and what we won't claim
We describe the cabin exactly. It has private lake access, not a lakefront lot: the dock and kayaks are a five-minute walk through the trees. The five acres are private but not fenced, so dogs stay supervised outdoors. The cabin sleeps eight and is booked for overnight stays only, never for events.
We do not publish a WiFi speed we cannot guarantee; ask us for the latest tested number before you book. And the rate on this website is the best available rate for your dates, because booking direct leaves out the listing-site fees.
How to reach us
Email host@inkwoodreserve.com and a host will reply personally, usually the same day. Ask about the sauna, the dogs, the drive up from the city, the best season for the lake, or anything else you want to know before you book. The answers to the most common questions are collected on the know-before-you-go page, and the reserve page shows live availability for your dates, so you can see what is open before you write.

Great place! The outdoor space was especially nice. Indoor space had everything we needed for a full week family vacation for 6. It’s really a wonderful home. We sat by the wood firepit, used the hot tub and sauna, the lounging chairs and net, had an outdoor movie using the projector and screen, walked down to the lake across the street, played some yard games, played a number of arcade games, loved the coffee station. It was a wonderful time!
We had a wonderful time at The Inkwood Reserve, the property itself is beautiful (loved the lake, kayaks, hot tub and fire pits). Khushi was extremely responsive throughout our stay, always quick to check in and help with anything we needed. Would happily stay again.
We had the best stay! The host was absolutely amazing and so responsive and helpful with anything we needed, no matter how big or small. … The outside space was definitely my favorite part! There were so many amenities and the yard was so spacious, giving us plenty of room to enjoy everything the property had to offer.
